In view of IKEA’s interest in the development of its business in Russia, the company plans to purchase a number of land lots to build IKEA/MEGA complexes. We are looking at cities with a population exceeding 450,000 and with good purchasing capacity, and we will be happy to hear your suggestions.
Land requirements:
Area: from 20 hectares
Location: along a city main road or in densely populated
areas
Power supply: 11 МV
Gas: 2900 m3/h
Water (drinking): 8 l/sec
Domestic sewage: 27 l/sec
Storm drainage: in line with regulations

Land specification requirements

Area |
Total area of land (adjoining land plots together with their possible combination) from 20 ha to 30 ha and more. It is preferable that plots are rectangular in shape, with the long side running parallel to the main road. In cities with a population over 500,000 people, plots close to the city centre are preferred, and then the area can be 8-10 ha. |

Location |
A land plot should be located on a main road in open space between or within densely populated areas. There should be a good view over the location from adjoining approach roads. |

Vehicle access |
The land should border the busiest roads of the city. Availability of major intersection in the vicinity. |

Encumbrances |
Options involving demolition of existing buildings and structures may also be considered. |

Infrastructure |
Land specifications must provide for connection to municipal power, heat, gas, water installations and sewage at reasonable prices, to provide the following output: Electricity - 12 MV Gas – 3.5 million m3/year// 2900 m3/h Water supply – 150,000 m3/year 8 l/sec Sewer system – 150,000 m3/year // 29 l/sec |
